Building Inspector
The City of Bonne Terre Building Inspector is responsible for permitting on any new residential and commercial construction within the City limits. The Inspector ensures all projects follow City codes, zoning regulations, and setback requirements to protect public safety and maintain community standards.
When a Permit Is Required
A building permit is required before starting:
- New residential or commercial construction
- Building additions
- Sheds and detached garages
- Fences
- Swimming pools
- Decks and similar structures
Occupancy Inspections
An occupancy inspection is required before a building may be occupied, including:
- Any newly constructed residential
- Rental properties
- An existing home being sold to a new owner
Occupancy inspections verify that the structure meets City codes and is safe for occupancy.
Commercial Inspections
Commercial inspections are required for:
- Existing commercial buildings antime the building has a new tenant
These inspections ensure the building meets safety and code requirements for its intended occupant.
How to Apply for a Building Permit
Applicants must submit:
- A completed building permit application form
- A copy of the property plat (if applicable)
- A drawn site plan showing the proposed structure and setbacks
- All applicable fees
Important: Work may not begin until the building permit has been approved by the City.
How to Apply for an Inspection
To schedule an occupancy or commercial inspection:
- Complete an inspection application form at City Hall or on-line.
- Contact the Building Inspector to schedule the inspection.
- Pay the applicable inspection fee at the time of scheduling:
- Residential Occupancy Inspection: $25.00
- Commercial Occupancy Inspection: $50.00
Important: Buildings may not be occupied until the inspection has been completed and approved by the City.
Fee Schedule
- Building Permits: $1.00 per $1,000 of construction cost (minimum $10.00)
- Fence Permits: $10.00
- Sign Permits: $10.00
- Residential Occupancy Inspection: $25.00
- Commercial Occupancy Inspection: $50.00
All fees are non-refundable and due at the time of application.
